FHFA House Price Index, all 50 states + DC, 1975–2025

FHFA all-transactions House Price Index for every U.S. state plus the District of Columbia, annual data from 1975 through 2025. All series are rebased to 100 in the year 2000 — so an HPI of 245 means 145% nominal appreciation since 2000.

The FHFA House Price Index is a weighted, repeat-sales index that measures average price changes in repeat sales or refinancings on the same single-family properties. The all-transactions variant captures both purchase mortgages and refinance appraisals, giving broader coverage than the purchase-only series. Because it tracks the same property over multiple transactions, the FHFA index controls for the size and quality variation that makes national median-price series noisy.

State-level series aggregate every metro and rural transaction within a state's borders. Use this view to compare regional housing-cycle patterns — the Sun Belt boom of 2000–2006, California's 2008 crash, the Mountain West boom of 2020–2022 — at the state level.
